From the 14th December 2007 all homes placed on the market will require a Home Information Pack (HIP) - this must be ordered before the property can be marketed.
The change is intended to cut out the delays and eliminate the frustrations which can be experienced in selling your property. It is important that you call us first before visiting estate agents as we can discuss your marketing strategy and prepare a Stokes Home Information Pack at a very early stage.

In addition if you have instructed us to act for you in the last 12 years we will have your old papers to hand and can prepare a Stokes Home Information Pack much faster than estate agents or their panel conveyancers.
Large corporate estate agents will offer Home Information Packs as a marketing strategy to lock sellers into using their estate agency financial and conveyancing services. On the other hand a Stokes Home Information Pack should be acceptable to all estate agents and you will have the freedom to place your home on the market with a number of estate agents, if you wish.
A Stokes Home Information Pack costs £100 plus VAT and disbursements. (In the Portsmouth area the cost of a Stokes HIP is generally between £350 and £400). We will provide you and your chosen Estate Agent with a copy of the HIP which is available on CD rom. Recently we have been able to provide a Stokes HIP in under 14 days but the timescale depends largely on search providers.
